EPC – Energy Performance Certificate
This is a legal requirement to organise the completion of this certificate if you are looking to sell a property or rent a property. The certificate lasts for 10 years. The reason for this certificate is to be completely transparent to any interested party so they can understand how energy efficient your home is. It checks things like your windows, heating and insulation etc. The cost for this is £150 inc VAT
GSC – Gas Safety Certificate
A gas safety certificate is required when selling or letting a property. The gas safety certificate can only be completed by a “Gas Safe Registered” gas engineer who will check all gas appliances in the property to ensure they are safe. The certificate lasts for 12 months. The cost for this is £150 inc VAT
EICR – Electrical Inspection Condition Report
A EICR is required when renting a property. The EICR can only be carried out by a fully qualified NICEIC electrician. The reason for this report is to check the electrics are safe within the home and meet a certain standard. Regulations are ever changing but at the time of the report being completed, it must meet current standards to pass. If there are works to be completed a follow up report will be provided to outline the works along with a quote in order to comply. The certificate once passed lasts 5 years. The cost for this is £300 inc VAT.
General maintenance:
At Shaws we manage hundreds of properties in the local area. We have built up trusted relationships with local contractors to complete all types of maintenance works. These works vary from a small bit of decoration or a small repair, to a full refurbishment job. We are able to manage large projects if required, for a fee. Costs vary depending on the nature of the work.
