Shaws Estate Agents Administration Fee Guidelines

To process a tenancy application, an administration fee of £200 plus VAT is required for each applicant wishing to become a tenant (this will include the referencing fee).

A deposit registration fee of £25 plus VAT will be chargeable for each deposit held and protected by Shaws Estate Agents (one fee per property).

Should your tenancy require a guarantor a fee of £35 plus VAT is also required for the extra reference cheques involved.

In most instances our landlords require an inventory check in and checkout (to be compiled by an outside organisation) at the start and end of a tenancy. The landlord pays the cost at the start of the tenancy and the tenant will pay upon vacating. Fees vary from £100 to £150, depending on the size of the property.

If a landlord allows a pet to be included in a tenancy, an increased damage deposit amount may also be requested to protect against any incurred damages.

In order to place an offer on a lettings instruction a reservation fee, equivalent to two weeks rent is required to withdraw the property from the market whilst references are obtained and paperwork compiled to commence the tenancy. This fee is non-refundable in the circumstance of the tenant deciding to withdraw from the tenancy prior to moving in, so as to cover the administration involved.
